Lancaster Mews
This Victorian mews house in Lancaster Gate originally housed a commercial unit below with a residential flat above. The clients opted to convert the ground floor into an apartment for themselves while creating a 2 bedroom rental investment above. This arrangement gave them a reduced rate of VAT for the conversion.
The project involved a full internal and structural strip out with a new structural package including a new slab and two box frames to the front elevation and a new roof laid with Welsh slate and intricate lead flashing. Internally two large lightwells provide ample light and ventilation to both floors and allow the positioning of bedrooms to the rear of the building.
In respect of the clients’ request for privacy we have not documented the works to the ground floor which were higher end than the rental flat above with bespoke panelled walls with hand made pegs and Silestone and Dekon cladding to the bathrooms.
